The study reveals a magical 12-week window between a price reduction and a re-listing. Of the 1.45 million listings in 2025, a hefty 34% recorded a price cut. But here’s the kicker: many of these listings end up withdrawn or sellers jump ship to another agent. In fact, one in four withdrawn listings makes a comeback, with two-thirds of re-listed properties returning to the market within just 60-65 days. Talk about a boomerang effect!

On average, vendors take about 140 days to switch agents, with a staggering 66% opting for a fresh start with a new estate agent. According to Giles Ellwood, CEO of Homesearch, this presents a golden opportunity for savvy agents who can spot the signs early and pounce.
