The 2026 property market is seeing a whirlwind of price reductions, with a 1.4% increase year-on-year, according to the latest data from property consultancy TwentyEA. It seems ambitious asking prices are being knocked down like dominoes, with 38.5% of listings needing at least one price cut. Buyers are getting pickier, and sellers are feeling the pinch.
The South is leading the charge in price slashing, except for the ever-bougie Inner London, while the North and Midlands are keeping it cool with fewer reductions. Sellers up north seem to have a knack for realistic pricing from the get-go.
Newly listed properties are catching on, with initial asking prices dropping to £435,600, a £5,500 dip from last year. But alas, even with lower starting prices, reductions are still on the up. Scotland and Northern Ireland, however, are bucking the trend with rising prices—Northern Ireland adding a cheeky £10,200 to tags.
The South West is taking the biggest hit, with prices plummeting by £14,800, while Inner London follows suit with a £26,300 drop.
But it’s not all doom and gloom! Fall-throughs have taken a nosedive, down 9.5% from 2025, with fewer deals collapsing across all price bands. High-end buyers are particularly committed, with properties over £1m seeing a 1.5 percentage point drop in fall-through rates.
So, while the market’s a bit of a rollercoaster, there’s a silver lining for those who play their cards right. Keep your eyes peeled and your pricing sharp!
