In response to the Renters Rights Act, UK landlords are turning to letting agents in droves! According to the latest Landlord Trends research from Pegasus Insight, 66% of rental properties now utilise agents for some or all aspects of the letting process, the highest level in two years. This is up from 61% in early 2026, driven by a growing demand for full property management services.

With the regulatory landscape becoming increasingly complex, landlords are seeking professional assistance to navigate the challenges. A quarter of rental properties now opt for a full management service, up from 20% last quarter. For properties not fully managed, 34% use agents solely to find tenants, while 6% employ agents for letting and rent collection.

Managing rental properties is no easy task. Landlords spend an average of 33 hours per month overseeing their portfolios, with self-managing landlords dedicating 51 hours. In contrast, those with full management services enjoy a more manageable 11 hours of monthly management.

Interestingly, larger portfolio landlords aren’t necessarily outsourcing more, with 39% of properties self-managed among those with four or more buy-to-let mortgages. This may be because 37% of these landlords are full-time, compared to a smaller percentage of those with fewer mortgages.

According to Pegasus, the increasing demands and legislative changes make being a landlord more challenging, prompting more landlords to seek professional support.

For landlords juggling multiple commitments or struggling to keep up with evolving regulations, letting agents offer a valuable lifeline, providing expertise and reducing the administrative burden. Here’s to smoother sailing in the rental market!
