Courtesy of Mike Delprete, we've got a bit more of an 'Audio of the Week' all-told - and it's quite the listen.
Regular viewers will recall that Zillow is about to embark on Infinite Inventory War (TM) - they're going to destroy anyone that DARES to +not+ put their properties on their site. Sounds impossible, right?
Well sit yourself down and let me explain what happens when dominant portals see their power waning ...
Compass is a self-employed estate agency brand over in the US. They quite like to be in control of their advertising and will look at each property they have to sell and decide where they want to advertise it. Often, that's on Zillow - the States' answer to Rightmove.
However, sometimes they feel that it would be better to try advertising somewhere else, first. Maybe tap up a social media channel, exclusively offer it to their committed buyers, that sort of thing.
This is NOT GOOD ENOUGH for Zillow - they want to make sure that they have the max property content out there, so they're telling Compass (and everyone else) that, if they DARE to avoid advertising a listing for 24 hours from its launch, it can NEVER be listed on Zillow. Imagine that. A portal telling you specifically that you HAVE to advertise on them within their stated timeframe or you can never do it for that property!
And they're deadly serious. Here's one of their goons roughing up an agent via voicemail. Pretty aggressive stuff, all done with the fluffiest of tones but a very serious message - "Nice real estate agency you got there ... would be a shame if something happened to it ..."
This is genuine. Bookmark this blog because I am telling you right now that this is coming the SECOND Rightmove thinks it's losing control of the market. So you have to be prepared.
