There’s a new trend in town, and it’s causing quite a stir in the rental market.

Meet the ‘stopover tenants’—the renters who sign a six- or twelve-month lease but vanish after just a few months. It’s leaving landlords with unexpected void periods and a financial headache.

According to research from agency software provider Alto, nearly a third of letting agents have encountered this phenomenon, dubbing it a “growing issue.” The upcoming Renters’ Rights Bill might be adding fuel to the fire, with over a quarter of agents noting a rise in relocation-style renting. Tenants are snapping up properties for short-term work or personal reasons, with no plans to settle in for the long haul.

With almost half of agents advising landlords to prepare for these mid-tenancy exits, it’s time to get strategic. New contract clauses and proactive planning are key to safeguarding your income. The survey of 250 UK letting agents highlights other landlord nightmares too, like the loss of Section 21 ‘no-fault’ evictions and looming EPC changes.

Riccardo Iannucci-Dawson, Alto’s CEO, describes the rental market as “in flux,” with tenants more mobile than ever. A 12-month contract doesn’t guarantee a year-long stay anymore. But fear not! Rachael Doyle from BerkeleyShaw Real Estate reassures us that, with the right advice and planning, landlords can navigate these choppy waters.

Stopover tenants might be here to stay, but with clever strategies and a bit of foresight, landlords can keep their properties profitable and avoid the stress of empty homes. Stay ahead of the curve, and let’s turn this challenge into an opportunity!
