Ah, the age-old saga of tenants and landlords!
A recent survey has unveiled that the number one source of friction between these two parties is—you guessed it—repairs! A whopping 60% of disputes arise from issues like property damage, and in 76% of these cases, the finger of blame points squarely at the landlord. Yikes!
Out of the 559 respondents across the UK, only a small fraction managed to resolve their disputes through mediation or formal negotiations. It seems like a lot of drama for what should ideally be a straightforward fix.

Lynne Swanson, a legal eagle from Percy Hughes & Roberts Solicitors, highlights the hidden emotional toll on tenants and the financial risks landlords face when repairs are ignored. Enter Awaab’s Law, a new regulation designed to prevent tragedies like the one that befell two-year-old Awaab Ishak. While Awaab’s Law currently targets social housing, there’s a buzz that it might soon extend its reach to private rentals. Swanson advises landlords to spruce up their repair game now to dodge future legal and reputational pitfalls. After all, a stitch in time saves nine—and possibly a whole lot of courtroom drama!
