Homebuyers’ Eco-Anxiety: The New Normal

A recent survey of 150 senior property professionals reveals a seismic shift in homebuyer priorities: a whopping 99% of clients are now fretting about climate change when purchasing a property.
That’s a 27-point leap from last year’s 72%, making environmental risk the talk of the town.
Conveyancers are leading the charge, with 66% reporting their clients are very concerned about climate impacts, followed by mortgage lenders at 54% and estate agents at 36%. It seems heat stress and energy performance have stolen the spotlight from flooding, reflecting a broader concern that affects all properties, not just those in soggy areas.
With the UK experiencing its fourth warmest year since 1884, it’s no wonder buyers are getting hot under the collar about climate resilience. Conveyancers are particularly worried about the fallout from negative climate change reports, which could lead to stalled transactions or difficulties in securing mortgages and insurance.

The survey also highlights a growing call for earlier climate risk disclosure, with 51% of respondents advocating for upfront reporting via estate agents. However, the question of who should ultimately advise buyers on climate risk remains up in the air, with opinions split between environmental specialists, estate agents, conveyancers, and surveyors.
