The latest analysis from eXp UK reveals a fascinating shift in homebuyer demand across England.


While the overall demand saw a slight dip of 1.6% in the first quarter of 2026, the real story is the north-south divide that's emerging.


In the North and Midlands, counties like Derbyshire and Lincolnshire are basking in the glow of increased demand. Derbyshire leads the charge with a 0.9% quarterly boost, leaving it with a solid 45.2% demand level. Meanwhile, the South is feeling the chill, with the City of Bristol and the City of London experiencing the steepest declines.


On an annual scale, Rutland is the star performer, boasting a 5.8% increase in demand. In contrast, the City of London saw a significant drop of 6.9%, proving that even the capital can't escape the shifting sands of the housing market.
