Fake Grass Deters Property Buyers

Fake grass might seem like a low-maintenance dream, but according to Winkworth, it’s turning into a property nightmare!


The agency’s Property Exchange Podcast reveals that artificial lawns can actually lower property value and scare off potential buyers.


Charles Erwin from Winkworth Notting Hill shared, “Fake grass is on the way out. On roof terraces, it acts like a sponge, soaking up water and causing roof damage. The era of the mindless garden with just a roll of easy grass is over. It’s also hard to keep clean. For sellers, it’s better to stage the garden with plants, pots, and furniture to attract more interest.”

London garden designer Joanna Archer echoed this sentiment, noting a shift away from minimalist, sterile gardens. “The Society of Garden Designers’ campaign ‘Say No To Plastic Grass and Plants’ is making people reconsider fake grass. We’ve replaced it with hard-wearing turf and whimsical planting. People are embracing gardens not just for themselves but for wildlife too. A garden filled with plants, birds, and bees is much more appealing.”


Winkworth’s chief executive, Dominic Agace, added that in London’s prime districts, a view over a leafy garden square is highly coveted. “A house overlooking a historic garden square commands a significant premium and is a safe asset. The garden square is the jewel in the crown of London property.”


So, if you’re thinking of selling, it might be time to ditch the fake grass and let your garden bloom naturally. Your property—and potential buyers—will thank you!
