Ever wondered why property sales sometimes crumble like a poorly made soufflé?

While finance and survey issues often get the blame, new research reveals a surprising culprit: cold feet! According to a poll by LRG, 34% of buyers and sellers in England and Wales have seen sales collapse because someone got jittery. That's nearly four times more than those caused by mortgage hiccups!

With over 82,000 property sales falling through in just one quarter of 2025, the call for reform is louder than ever. Enter the LRG Winter Sales Report, which shows overwhelming support for legally binding offers—already a hit in Scotland. This would mean both parties are locked in earlier, reducing the chance of last-minute nerves.

Neil Louth from The Acorn Group, part of LRG, highlights that these collapses are often preventable. "When a third of transactions fail because of a change of heart, it's clear the system needs a makeover," he says. The proposed changes aim to give families the certainty they deserve, allowing them to move without fear of their plans unravelling.

One nifty solution? Upfront property condition reports. By providing buyers with all the info they need from the get-go, these reports could help banish those pesky doubts. As Louth puts it, "If buyers know what they’re getting into early on, they’re far less likely to walk away later."

So, here’s to a future where property sales are as solid as a well-built house. With these reforms, the dream of a smooth, stress-free move might just become a reality!
