Grab your cuppa and let's dive into the latest scoop on Britain's most affordable areas for homebuyers.

Nationwide's 2025 analysis has revealed some surprising gems where your clients might just snag a bargain.

Topping the list is Inverclyde in Scotland, where first-time buyers can find homes at just 2.3 times the average earnings. With charming spots like Greenock and Port Glasgow, and average prices around £100,000, it's a steal! Meanwhile, Burnley and Hartlepool are holding their ground as the most affordable in the North West and North regions, respectively.

Over in the West Midlands, Stoke-on-Trent is the go-to for budget-conscious buyers, boasting a house price to earnings ratio (HPER) of 3.4. But if you're eyeing the posh pads, Kensington and Chelsea, Oxford, and Cambridge remain the least affordable.

The research also highlights some good news: around 70% of local authorities have seen improved affordability over the past year. Islington takes the crown for the biggest leap, with HPER dropping from 10.6 to 7.8.

Mary-Lou Press from NAEA Propertymark notes that while affordability is improving, regional disparities persist. High prices in London and the South East still pose challenges, especially for deposit savers.

So, whether you're helping clients find their dream homes or just keeping an eye on the market, these insights are sure to keep you in the loop. Here's to finding those hidden gems and making homeownership dreams come true!
