In the topsy-turvy world of UK property, it seems tenants are still having a rough go of it, even with the shiny new Renters Rights Act in place.

A fresh report from LRG reveals that while landlords feel the power has shifted towards tenants, the renters themselves aren't quite feeling the love.

The Spring 2026 Lettings Report, which surveyed 650 landlords and tenants across England and Wales, shows a stark contrast in perspectives. A whopping 61% of landlords believe tenants now have the upper hand, with only a smidge (1%) feeling the scales tip in their favour. Yet, on the ground, tenants are singing a different tune.

For those on the hunt for a new rental home, the reality is a bit grim. A staggering 78% reported fewer choices than anticipated, with affordability and availability being the main culprits. In fact, a quarter of tenants wanted to move in the past year but couldn't, with reasons ranging from financial constraints to a lack of suitable options.

Even the prospect of homeownership offers little solace. If house prices were to drop tomorrow, only 16% of tenants would consider buying, while a third say they still couldn't afford it.

Allison Thompson of Leaders, part of LRG, sums it up: both landlords and tenants are accurately describing the market but from different angles. The solution? More good landlords, better properties, and savvy agents to bridge the gap. Until then, tenants might just have to keep dreaming of that perfect home.
