Video of the Week: Rightmove Resistance Rises

I’ve spent much of the last couple of weeks travelling the country meeting with agents to talk Rightmove, AI and tech. With 18 of 60 meetings already complete, we’ve got hundreds of agent branches signed up and the momentum is palpable.


Agents are hungry for change – and we’re ready to help them seize it.


From Swansea to Newcastle, Southampton to Liverpool, some of the stories that have been shared about how agents are being treated by Rightmove are appalling. From one having to sell a car to pay the relentless price increases, to others facing punitive daily fines for being unable to afford the invoices within the seven days that RM imposes, there’s a lack of any kind of flexibility or understanding, particularly when it comes to smaller agencies.


With a similar skew against those least able to afford its fees, it seems that Rightmove has a deliberately unclear structure in terms of how it charges. Some agents pay hundreds of pounds each month per branch whilst others have to find £2,500 for the same package.


There are new products that the portal is trialling too, each of which is intended to carve better leads out into a higher tier, undoubtedly so that they can be used to justify more fee increases in the very near future – all the while, those less able to pay become excluded from these ‘premium’ features and see quality leads on the ‘basic’ package decrease as their costs continue to rise.


I’ve also heard what happens when a group of agents have made a pact and agreed to leave the portal together. RM appears to target each, finding which one is least committed (or is struggling the most) and offers them a ‘sweetheart deal’ to come back on. They get all the leads, tell vendors that they’re the only ones on RM and significantly harm everyone else.


Rightmove tells its customers what to pay, when to pay it and punishes them if they do not agree promptly.


It’s this behaviour that shows we need a change.
