Google’s Gemini 3 Pro has landed – and, for the first time since perhaps ChatGPT’s o1 reasoning model in 2024, “new AI” actually means significantly new muscle.

 

OpenAI, the company that makes Chat-GPT, has made most of the running since it launched its headline product on 30 November 2022. But now – finally, almost exactly three years later – it has gotten some serious competition. Google, having mis-stepped time and again trying to keep up with Chat-GPT – from its ill-fated, rushed ‘Bard’ model to the infamous ‘Black Nazi’ pictures that its image-generator presented as representative of the Third Reich – has finally used its immense financial power, unmatched technical ability and ridiculous reach to create something truly ground-breaking.

 

You need to give it a go (I am not paid to promote any of these tools, this is just my opinion!) – it will be the best £20 you pay for the rest of this year (and that includes Xmas Labubus).

 

This isn’t a marginally better intern. It sees, reads and reasons across photos, floorplans and fat PDFs in one go. For estate and letting agents, that’s the leap – from playing with AI to employing it. If you’re only using ChatGPT to perfect prose while portals pinch your profits, you’re missing the point – and the moment.

 

Why does this matter now, in November 2025? 'Multimodal' matters. A system that can look at your raw images, understand a floorplan, parse a Lease and stitch the story together will change how you list, price and progress. It’s quick, consistent and audit-friendly. Crucially, when you feed it your data – your notes, your local knowledge, your templates – it becomes specific to you. That’s the moat. Traditional, old portals can’t clone your patch intelligence – they can only rent you back your own audience.

 

Over the next few weeks, as things get a little less frantic towards Xmas, here are three places you can put Gemini 3 Pro to work, to test what’s possible now:

 

1.        Multimodal listing builder. After a valuation, upload your photos and floorplan. Ask it to extract what it can actually see: dual-aspect garden, loft head height, storage, condition cues, accessibility, roof lines. Get two versions of copy; a sharp consumer description and a feature-led spec for your website and the portals. Add a defects-and-works list for the vendor to approve before launch so the first survey doesn’t ambush the chain. You’ll reduce misdescription risk and go live faster with fewer “surprises”.

 

2.        Legal pack triage. Feed it a Property Information Form, searches and any Lease. Ask for a one‑page summary with plain‑English flags – restrictive covenants, ground rent escalators, Section 20 exposure, cladding notes, lender red lines, anything likely to spook a first‑time buyer. Brief the vendor in week two, not week eight. Fall-throughs will fall. Your team stops skimming and starts steering.

 

3.        Valuation justification pack. Combine Land Registry solds, EPCs, planning activity, Ofsted ratings, transport, flood and crime overlays with your off‑market intel. Ask for three evidence‑backed arguments for your guide price, two likely buyer profiles with messaging, and a single slide for the kitchen table. Doris-next-door’s 2022 outlier becomes context, not the anchor. Your opinion becomes a position.

 

Then apply the compounding play: your own, branded, pocket concierge. A simple chat link on your site, in your emails and shop window that answers local questions, onboards buyers and tenants with appliance manuals, bin days and repairs – and nudges partner offers from coffee shops to trades. It builds trust long after completion and keeps your logo in their pocket. Rightmove can outspend you; it can’t out‑local you.

 

Guardrails matter. Make the model show sources and its working – Gemini 3 Pro has brand new functionality where you can see its ‘Grounding’; its chain-of-thought reasoning and citations. Train it on your tone, templates and red lines (including a list of most-hated words never to use, such as 'benefits from' or 'cosy'). Require human sign‑off for anything public. Start small: one branch, one negotiator, two workflows. Measure time saved, pipeline speed and fall‑through rate. Scale when the numbers sing.

 

Traditional portals will call their tweaks “personalisation” and trumpet another 13% of something. Meanwhile, the agents who quietly put Gemini 3 Pro to work will get faster, clearer and more trustworthy. This is the first AI upgrade in years that can do meaningful, invisible work that your clients (and your 2026 profits) will feel.
