The Council for Licensed Conveyancers (CLC) has sounded the alarm in its 2024 Risk Agenda, highlighting a concerning trend: post-completion work is being neglected.
After pocketing their fees, some professionals are failing to finalise transactions, leading to long-term headaches for consumers and other parties involved.
The CLC’s data from HM Land Registry reveals that sloppy title change applications are causing unnecessary delays and stress. While delays at the Land Registry are a known issue, they are being exacerbated by conveyancers who are not taking their responsibilities seriously. The CLC has noted that some practices are using the Land Registry to check their work, rather than ensuring it is accurate from the get-go. This approach is not only lazy but also risky.

The Risk Agenda states: “The data that the CLC receives from HM Land Registry on requisition rates gives cause for concern that some practices are not taking their responsibility seriously or are using HM Land Registry to check their work rather than making an effort to ensure that it is accurate to begin with.
Some seem to treat post-completion matters as an afterthought as it is undertaken after they collect their fee. The reality is that clients have been charged for this work and there is an obligation to perform it promptly and with diligence. Taking the fee and not completing the work is a breach of the Accounts Code and demonstrates a lack of integrity.”
Sheila Kumar, the CLC’s chief executive, assures us that most licensed conveyancers are dedicated professionals who provide excellent services under often stressful circumstances. However, the Risk Agenda aims to ensure that all conveyancers uphold their obligations and maintain integrity.
