AI Agents are a new breed of artificial intelligence designed to be genuinely helpful and proactive (they are NOT robot estate agents. That's for 2028).
Unlike traditional AI tools that simply answer questions or provide recommendations, AI Agents are purpose-led: you give them a clear goal, and they take initiative to achieve it on your behalf. Think of them as your own digital assistant, but with the ability to handle complex, multi-step tasks without constant supervision.
For example, instead of you spending hours searching for a home with a sea view, great schools, a manageable commute, access to nature reserves, and a nearby ballroom dancing class, you just tell the AI Agent what you want. It goes off, scours multiple property portals, Ofsted, train companies, ecological sites, modern dance groups then compares options, filters out the noise, and comes back with a shortlist that fits your exact needs. It’s like having a super-powered search partner who never gets tired, bored, questions your life choices or misses a detail.
Why does this matter? Because AI Agents are set to become the next big discovery engine - not just for property, but for almost anything you can imagine. They’re changing the way people find their dream homes, plan their holidays, or even organise their lives. Instead of sifting through endless listings or reviews, you’ll soon be able to delegate the entire process and get back only what truly matters to you.
Now, here’s where it gets interesting: Rightmove, the UK’s property search giant, seems to be blocking ChatGPT’s AI Agent from accessing its listings. So, for now, these clever discovery engines can’t do their magic on Rightmove’s data. Instead, they’re working with other property portals - and estate agents' own websites - that are more open to innovation (see image below).

This isn’t just a technical hiccup - it’s a rare, huge opportunity. The last time we saw a moment like this was back in the early 2000s, when the first property websites transformed how we searched for homes away from print.
With AI Agents changing the game again, there’s a real chance for a challenger platform to step up and offer something better. Not instantly, but over the next few years, the landscape could look very different.
Of course, none of this happens without agent support. That’s why I’m hosting 60 in-person meetings across the country - to bring agents together, share ideas, and help shape what comes next. The best part? Agents will have the chance to own a piece of this new platform from day one.
If you’re curious, excited, or just want to see what’s possible, head to modelprop.ai/resist to register your interest.
There's a lot to do - this industry has been held hostage by the dominant portal, Rightmove, for too long. Let's start to fix that together, now.
