In the ever-evolving world of property management, self-managing landlords are feeling the pinch. A recent survey by Rushbrook of 525 landlords reveals that the complexities introduced by the Renters Rights Act are prompting many to reconsider their DIY approach. With 62% of respondents owning six or more properties, and 36% boasting portfolios of 11 or more, the challenges are significant.

A whopping 74% of landlords admit that managing their rental portfolios has become more difficult, with 57% contemplating whether they should continue doing it themselves. The most time-consuming task? Maintenance and repairs, with 52% of landlords identifying it as the biggest drain on their time. It's no wonder that 68% report spending over 31 hours monthly on property management tasks, while another 17% dedicate 21 to 30 hours.

This time crunch leads to practical delays, as 77% of landlords confess to postponing non-urgent maintenance due to lack of time. When considering the benefits of hiring agents, 26% cite staying on top of legislation and compliance as the primary motivator. Saving time follows at 21%, with reducing stress at 15%, handling tenant interactions at 11%, and managing maintenance and repairs at 9%.

As the regulatory landscape grows more complex, it's clear that many landlords are weighing the benefits of professional assistance to ease their burdens and ensure compliance. For property professionals and business owners, this shift presents an opportunity to offer valuable services to a market in need of support.
